Do yourself a favor and change your plans. Lancaster's housing prices may seem attractive, but the area is horrible in many aspects. There is a large gang problem, and if you plan to commute into the LA area, it's going to be hell. If you are still insistent in living in the Antelope Valley, I would suggest the Quartz Hill area on the outskirts of neighboring Palmdale.

West side is the better side, but its only the lesser of two evils. Do yourself a favor and don't buy anything in the Antelope Valley. If for some reason you must live there, rent. You do not want to be tied down to that place. The real estate prices are going down and they are going to go down further and faster in the AV. The advice of the others answering your question is completely correct.

Lancaster sucks it's always hot and there's never anything to do, if your moving there make sure it's in a place with a lot of franchises.

Both excellent answers. West is a bit better, but it's really a case of "bad" or "worse". AV has a lot of bored teens who tend to cause trouble. Also, people have moved into the area to escape the LA gang scene, and started operations there.
Unless, of course, you are just going to rent it out.
