Spongy tiles, what could be wrong?

I'm looking at buying a house, but the tiles in the bathroom are apparently spongy when you press on them.. ie, they sink in, but come back out.
Any idea what this could be?

This means the wall has damage. Either a leak from outside, or the more probable, moisture from the shower is leaking thru the seams of the tiles. If they come back out, it means the tiles were caulked back into place for a temporary fix. Either way, the bathroom will have to be remodeled to fix the problem. If you can get an allowance for the bath remodel, or a 2nd mortgage for remodelling, and can repair it before move in, go for it. Otherwise, keep looking.

Hi, whether on the floor or on the wall, it isn't a good sign. tiles should not move. one reason could be the subfloor (if on floor) or the wallboard (if on wall!) is not sound. if water has got under the tiles, it weakens the adhesive or thinset mortar. Only cure is to rip it up and start fresh.. I'd factor that into the offering price. Get some estimates. Good news is you can have a bathroom how you want.

There is a problem under the tiles and they need to be removed and the cause repaired. If it is from moisture, you may also find mold forming. Do not let anyone tell you there is no problem.
