The extra lot sits behind our neighbors house. None of our structures are on this land. It is just a vacant lot. My neighbors really want to buy it from us so they can build a garage. What are the hoops I have to jump through in order to be able to sell this land to them? It is a standard sized lot.

I dont know much about real estate buying and selling, but my best advice is to get a lawyer involved ASAP.....

First, you and your neighbor agree upon a contractual sale price for the parcel involved. Depending on your area and how much you trust and value your neighbors, you might also consider a professional survey to insure that both parties know exactly which amount of land is to be transferred. Beyond that, you simply draw up papers of sale, record the transfer in your local property deeds office, take the money, and move on.

Start with a standard contract and then bring it and a deposit to a lawyer or title company and they will handle the rest.

Get it surveyed and agree on a price and go to the lawyers office to get it notarized.

Get a lawyer. It is worth it since you don't have to pay any realtor on this deal.
