My husband and I were so tired of renting that we got ourselves into an owner fianace deal. The home was DISGUSTINGLY dirty, I cleaned it for 2 weeks. We painted the entire home, all appliances were supposed to be replaced with new ones,instead they put used ones in and we had to pay for a new refrigerator after only a month. The dining room leaks in 4 different spots. It has no central air, so we put in a small window unit and it will not run because the breaker keeps tripping. We have had to pay to fix the dishwasher and when we talked to the owner, he stated, that we bought a used home. We did not have an inspection, and I feel totally helpless. I know we should have known better but we just wanted to own a home so bad that we jumped in. Now we want out, without ruining our credit. Can anyone help?????

As far as I know, there is nothing you can do.... except maybe get an attorney involved. Most homes require an inspection if you got Lender financing. Consult a real estate attorney, he'll review your purchase contract (if there was one). If anything, this was an expensive lesson as to why you should always get 2 things: A Real Estate Attorney for Real Estate Purchases & a Home Inspection. There are too many unscrupulous people out there!!!

That is what home inspections are for when you buy a house, if the roof was leaking I don't understand how it passed inspections. You must have been in the house before you purchased it, you had to know what you were getting into. You have 3 days within signing a mortgage that you can back out, but after that you are stuck. If it was in the offer they would replace the appliances with brand new ones you could take them to court on that, but the filthyness and the leaks are unfourtonatly there and you can't do much about it.

If you want out, your only option is to sell it.

You said it yourself, you didn't have an inspection. Tough way to learn a lesson, but I'll bet you won't make THAT mistake again!

If you have a contract that states that new appliances will be put in the home, you may have a case for that in Small Claims Court.

To answer your original question, there's no "lemon law" on a home purchase. It's strictly Caveat Emptor -- Let the Buyer Beware.
