i want to know the averge price of putting spotlights on my ceiling throughout my house. It will take about 20-25 lights to do this. i need the price excluding the lights becasue i already have these. My house is a groud floor victorian flat which doesnt have concrete ceiling.... but i know usually electricians go in from above by taking up floorboards but obviouly they cant do this in my flat as the people up stairs may complain!! any help on this would be much appreciated. cheers!

It depends on the constuction of your ceiling and the space above, There are a raft of recent regulations regarding recessed downlights, they will have to be fire rated, totally enclosed fittings, especially since the property above is not yours. I for one would not attempt to put recessed lighting into a lath and plaster ceiling, you will end up with badly fitted lights, dirt, dust and chunks of plaster missing at the edges of the holes, even using a hole saw. There may be insufficient depth in any case. If you use open lights you will draw dust in from the void whenever you have any draughts, or close a door! and you may even start a fire in the void. If you are proposing surface mounted lights there should be no problems.

Depends on the fixings.Are they sunken or surface?Also are they low voltage i.e. 24volts or mains? The existing wiring can be used if it is a straight replacement if not it will be tricky as there is no upstairs access.Without seeing the property it is not easy to say but it could cost in the region of £800

I dont know how long it will take, but on a dayrates basis you looking at about £15-£18 per hour for a good sparky.

It really depends where you live.. im in brum approx £1800 for that type of work.. obviously London would be probably approx double....

Phone about 4/5 electricians get them to go to the house and price the work.. you will also get to see them and speak to them face to face. its worth it in the long run...

also see if trading standards can recommend anyone?
