Or how can I get out of the contract with my current agent? Our home has been on the market for 3 months now and we keep dropping the price. We are at the absolute lowest we can go right now. Our agent just doesnt seem to be doing anything. She has only had 3 open houses since we have been on the market. Isn't your agent suppose to be bringing activity to in? Maybe I am wrong, but I just feel that all she is doing is sitting and waiting for it to sell. We have dropped our price 3 times. My husband signed with her for 6 months. So what are our options. Can we list with a second realtor or how can we get out of the contract?? Thanks

You can't list with another agent UNLESS you are willing to pay commission to both (no, they would not have to split it).

I am sure your contract states "exclusive rights".

That said, your contract is also most likely with the BROKER, not the agent. See if your broker will switch agents for the remainder of the contract. I am 99% sure that they will be happy to.

Other then that you need to sit it out and shop for a great agent. (great ones have lots of sales, and you can ask how many they sold this year) Also, sign for shorter contracts, 6 months is very excessive.

Unfortunately, you signed a contract and it is binding...meaning that you have to fullfill your endo f the obligation. Sadly, though your realtor is supposed to be working in YOUR best interest, it does not always work that way. They are paid on a commison so common sense tells you that they are going to devote more time in selling something that may be more marketable than your home and produce them the largest profit. If another agency brings a buyer to them because they are lthe listing agent, they will split that commission and a lot of agents do just sit and wait for that to happen while putting their energy into getting listings and pushing the ones that are most aleable. The best thing you can do is wait it out and not re-sign with them. THere are a lot of people that are looking to buy that look at how long a persons house is on the market and make low offers thinking that the seller may be more open to it out of desperation. Don't lower the price any lower than you are willing to let go of it for. I would spend my time trying to find an agent that you think is willing to put forth some effort when the contract with your current agent expires.

You can certainly list your home with more than one real estate agent or firm, but I surely do not recommend it. You are currently in a binding legal contract with your real estate agent. If you sign a listing with another firm and the house sells, you are legally liable to pay the full commission to BOTH firms.

Before you take such drastic action, I recommend a heart-to-heart talk with your real estate agent. You seem concerned with the number of open houses. One per month is about right. An amount of time needs to pass so that additional buyers will enter the marketplace. Otherwise, the same folks will see the open house and pass it right by.

Do remember that your agent can only promote your house as well as she can. She can't drag people in to see your house by the scruffs of their necks, if they are not interested in your property.

Right now, the real estate market is not extremely hot in ANY parts of the nation. I do not know your market, and you might check around to see how many similar properties are availab e in your market. If you have stiff competition out there, don't expect miracles.

Have you done your part to make the house as inviting and attractive as possible to buyers? It's a tough market, and anything you can do to help it sell won't hurt any.

In my particular market, three months is short of the average time it takes to find a buyer for a house. We've had some sitting for six months or more, and even price drops don't seem to help. Hang in there, and keep open communication with your agent.

Your home may not be selling for a miriad of reasons. Is it in selling condition? How is the market where you live? What about the location? It is pretty slow all over the place. If you have done all you can, ask your agent to offer a bonus to the selling agent. Sometimes a $2000 bonus is all it takes, that way you don't end up lowering your price by $10000 (unless it was overpriced to begin with). You could also suggest a Brokers Tour. It allows other real estate companies to preview your home to see if it may be right for any of their buyers.
As for the contract, you probably signed an "exclusive" contract, which means you can only have one agent while under contract. If worst comes to worst sometimes you can just ask your agent to let you out of your contract.If you have any other questions feel free to contact me, I am an agent.

The avg marketing time in the present real estate climate is 3 months to one year...........3 open hses in 3 months is actually a god record, since that averages to one per month in addition to the listing and other mktg on the property. Also, pls. note that the real estate mkt is cyclical and is we move from winter into spring and into summer activity peaks...
