Some of our windows don't open all the way, others the sash is broken so they must be propped open. It was not a consideration when we purchased to have perfect windows, so wondering if it improves the resale value enough to warrant replacing them??? Looks like about $7,000.

Yes, it not only improves the appearence inside and out but it makes the home appear cleaner and well taken care of even if the curtains are old! i just replaced 21 windows and I love it and so will your new buyers just make sure the sellers point this out to potential buyers and it is figured into your asking price

When a buyer comes into a house and sees things like broken windows they think of that as a sign that no one cared enough about the house to fix anything. That gets them wondering what else (that they can't see) has been neglected that will end up costing them a pile of money. It is enough to send many potential buyers out the door.
Besides when the home goes through an inspection prior to closing, the Inspector will spot all those window problems and put them on a list for the buyer. The buyer will want a price concession to cover those window repairs.
So what you are doing is getting fewer offers while still needing to pay for the repairs. Bottom line is that is a bad idea.

A LOT of people will say "no way" to buying a house with bad windows. So, even if it didn't improve the resale value (althought it will), it is worth it just to get a faster sale especially in this market. Also the savings you will reap by not losing so much in the way of energy out the old windows. Not to mention the benefit of enjoying better windows yourself. Go for it. Makes a bigger difference than you might imagine.

Ideally, if your house was the cheapest house on your street and all the other houses had newer windows then YES it would raise the value of your home at least double the cost of $7000.
Also, most electric companies offer rebates in certain areas to put new windows on your home. It improves efficiency in gas and electricity usage.
In some situations your house (with existing windows) may be more appealing to a buyer who is looking to fix up a home to their liking.

Shop around , if your selling the house certainly the new windows are a good selling point ,but unless you have odd size windows or allot of them 7 grand is way on the high side , remember your selling the house therefore there is no reason to get yourself talked into the top of the line ones which also carry the top of the line price as well :)).

I rebuild houses for a living and the answer is YES!!! it will do more than you think for your resale value. Get yourself some pella windows. They are the top window on the market and alot of people know it and thats why it will give you a nice pickup in price. Hope I helped you out

I'm doing the same this year. And yes, windows definitely help the value of the house, as do doors.
What brand are you looking at? I was looking at Ideal but can't find anyplace to get reviews on replacement windows brands. Consumer reports doesn't have one out now... email me, if you want to discuss.

No it isn't.
just make sure you disclose to prospective buyers the problems. they sound minor.
It might affect the price, and you might consider a modest repair allowance, but since you are selling the investment is not worth it.

it depends on the the value of your house on the market now, the age of the property, and the state of the property as it currently is. If the property is old and your potential buyers are likely to redecorate anyway, they would've left room for this sort of expense, if the property is valued lower than your desired cost, then dont do it either. considering the windows are going to cost $7000, its nothing compared to the price of the property, hence buyers should be prepared to spend it.

Yes and no. It would be better to sell your home in the winter. That way the buyers wont open the windows
