Drink Kefir. You can buy it at your
grocery store where the yogurt is.
It has probiotic bacteria and it
comes in all kinds of yummy flavors.
It helps you feel nourished, eliminating
your sudden junk food cravings.
It helped me lose weight, definitely.
Also, eat oatmeal that's high in dietary
fiber in the morning. I know that Kashi
oatmeals can have up to 14g of
dietary fiber in a single packet.
Grapefruit juice is good to drink in the
morning as well, it has thiamin that
helped turns your food into energy
faster, giving you that extra oomph
you need to to your daily exercises.

You have awesome and realistic goals.
If you do 20-30 minutes of cardio 3 times a week combined with a good diet you'll do great.
A good diet doesn't mean you need to diet. Just stay away from junk food. It's summer so eat a lot of fresh fruit. Don't eat after 8. And if you're a soda drinker, cutting out soda can make you loose 20 pounds in a year. Try slimfast shakes for breakfast they are so good!
Also, with goals like yours you seem like a prime candidate for weight watchers or jenny craig. but thats if you want them to tell you what to eat and you have the money.

find calorie/fitness calculator on the net, enter all your stats and it will tell you how many calories you need a day to maintain, take off 300-400cal off that number and thats how much you need to lose.
eat 5-6 small meals a day (eat every 2-3 hours)
5-8 servings of fruit and veggies a day
8 glasses of water
have complex carbs for breakfast - they give you energy
have lean meat (protein) for dinner - repairs muscle
cardio exercise 4-6 times a week for 30-50min, light weight training
dont consume foods that are made of white flour (white bread, cakes, past etc.), sugar loaded foods (cookies, icecream, candy etc) and nothing fried, oily.
ofcourse you can spoil yourself once in a while with a little treat:)

this is what i do
Excercise daily
Dont eat after 6 pm(so calories dont turn to fat
Eat 4-6 small meals instead of 2-3 big ones
100 crunches in the morning
100 crunches at night
