I am 15 years old and my father builds houses. My dad says if I can find a buyer and refer him to him, i will get a 2 percent cut. I know the house is worth about 2.5 mil to 3 so that would be a great deal of money. The house is modern and should sell. I do not want to spend any money on internet sites because i feel i could be cheated.

You can advertise it on craigslist (its free)
Or use forsalebyowner.com but it costs money for that one.

(This is for Mycorner...! Yes they CAN accept a "finders fee"! (the 2% "cut") . You need to get a grip and not give out false info. It's Realtors like you that cause sellers to hate all Realtors. )

This has been done! There's nothing illegal about a dad giving a child a finder's fee. It is difficult however to do this unless you just make some brochures up yourself and hang them on community bulletin boards. There are templates at MS Office on line.

Have all the necessary contact info on them, also. You can also ask your Dad if you can run an OPEN HOUSE. You don't need to run an add for the OPEN HOUSE! Just put a sign out on a corner and in front of the house with a couple of balloons. It's amazing how many viewers will show up without having paid for the ad in the paper. You and a very responsible older friend or relative can do this together. You might have to give them a "gift" later to say "THANKS". Make sure your Dad has info on available mortgage companies and also have the house brochures available. Have a sign in sheet with spaces for at least names, phone numbers and addresses of those who come through.
After a week I'd call some off them to see what their feedback on the house was and if they would like to speak with the Builder (your Dad) you could set up an appointment.
You will need to be ver organized but you can do it!
Pass the word out also by putting a free listing ad on zillow.com. Also put some flyers outside by the sign. You can put them in these plastic see through Flyer Boxes on a stick. You can get them at sign stores or hardware stores.

You need to find someone to list it on the Multiple Listing Service there are firms that do this for 300-1000 dollars. You could also look at For Sale by Owner website. elsewhise good Luck.
