My husband and I have our house listed through Century 21 and are even having an open house soon but we live in the country (a relaxed atmosphere) and so far have had no takers. We are not asking for hardly any money compared to other houses the same age range and size for the area. We have a son that has medical issues and we need to move to a bigger city to get him closer to his doctors. Does anyone know how we can go about finding a buyer for our house without costing us money that we don't have?!!!!!?

Our house has been on the market since the beginning of April. We had an open house for other Century 21 real estate agents to come check it out, but this month we have a regular open house. Our agent has our house on realestate.com and on C21's site but they do not do print ads unless an open house is done.We can't afford to spend any money in having to pay for ads anywhere because my husband is a dairy farmer and doesn't make much money. Assuming that C-21 is doing a credible job of advertising and promoting your property, there's not much you can do other than lower the price to make it more attractive to buyers. C-21, in spite of its best efforts, cannot drag people to your house if people are not interested. Insure that your real estate broker is providing quality pictures of your property, describing it attractively in advertising text, and advertising it regularly in whatever fashion advertising is done in your area.
If your real estate market is not in the doldrums, I'd venture that your asking price is too high. Even though your house may be similar to others, always remember the three most important factors in real estate sales...LOCATION, LOCATION, AND LOCATION.

Huh? If your house is on with a Realtor (Century 21) then what is the problem? The RE market is sluggish (or haven't you heard). An open house usually generates nothing and is basically a waste of time. Only about 1% of homes sell through open houses. What do you mean you need to find a buyer without it costing you money? That doesn't make sense. You listed your home with an RE agent, thus you will have to honor whatever terms are set forth int he contract. Homes are typically sitting on the market for a long time these days. Consult your RE agent and adjust your price and other things (such as updating your home) accordingly. You may need to do an overhaul of sorts to make your home more sale-able.

Have you only had one open house and one pending open house? I know the market is down but even lookie loos are out looking at everything they can and if you are not even getting those, then it might be that your agent needs to be more involved. You don't spend money on advertising, the agent does. Does she provide flyers? Are you willing to take pictures of the inside of your house as well?
There is so much that can be done and you should have had more traffic even with the market a it is....

Is the house getting shown and you are not getting offers? Or is the house not getting shown to possible buyers? What is your agent saying? You also don't indicate how long the house has been on the market........
The open house is a great idea, some houses just need people to look at them, the photos just don't work. Has your agent been advertising it?

You need a differnat agent. They should NOT be charging you for ads. The real estate agent pays for them 100%.
People looking for property like your do look in hte newspaper more then online. You need to cover all of the bases.
Make sure they listed you in hte MLS too, more are sold through there then anything else. NOrmally I would assume they listed you, but the lack of normal promotion makes me think twice.

I am a REALTOR, however, not in Texas. One small thing I would recommend would be changing that picture. It looks like you have a really nice house, however, that picture with the grass dead makes it look like a foreclosure. Just try a different angle. Also maybe you could add a REALTOR bonus.

Any agent will inform you that JQ is correct, however you would do not forget approaches to get extra awareness, to stick out from the group. Include within the sale fee of the residence whatever of importance and curiosity -- perhaps that adorable convertible within the driveway you do not relatively want. Anything like so one can draw curiosity.
