Lafayette or New Orleans. Baton Rouge is too crowded, but if you are young, you will dig the LSU scene. For us old folks, New Orleans (before Katrina), and Lafayette.

Objectively look at what's happened to Louisiana and where it's happened to get a base idea of real estate land values.

Katrina land owner survivors ALL saw $$$$ signs, knowing people in NOLA would "wash up", looking to rebuild somewhere safe......and to best keep out the 'undesirable' urban housing project TENNANT (not home OWNER); you now understand why they carry such high land values.

However, such areas in Tangipahoa Parish hold true solid land value: the area is firm good land, virtually untouched by Katrina and is a booming "college town". Albeit true land values are stiff---they're flexible.....and there's land EVERYWHERE in that parish. The locals are friendly, too--and I DON'T live in Tangipahoa to say this.

Shreveport and NOLA have high crime issues---and corrputive politics and INEPT Army Corps of Engineer snafus have made NOLA a hurricane risk trap, yet once again. Only when Nagin and Blanco leave office will NOLA see any positive rebuild progress.

I never cared for Baton Rouge/Lafayette: people there favor their governors (who DO come from THAT SIDE of the state.....and INEPT nepotism is RAMPANT in state offices EVERYWHERE).

Mandeville or Madisonville (directly north of new orleans across Lake Pontchartrain only 30 minutes from N.O.)
Both cities were listed on the top 100 cities to relocate to.
GREAT schools, shopping, arts, etc.

St. Bernard, La...it's a great town and very nice people....everything you need is a few minutes away and the police are always around to keep criminals out. I grew up there and have no complaints....in just 2 months you will know half the town. population of around 17,000.
