Sounds like the two of you need to be apart. He won't let you have anyone over because they might steal, but he lets his sister come over and she steals. He will allow his sister to use your (his and yours) house to have her wedding, knowing full well that was your dream. You cannot begin to have the first grandchild because she is already pregnant. If you want to be first in something, then you are with the wrong man. You have some more growing up to do because you are in competition with his younger sister over things you have no control over. He also seems to be way too controlling. Take a break from each other and if after a couple of weeks you are still needing each other then it is time for you look at your relationship and make some decisions together and get some couples counseling.

Why are you living with this guy? Not only does 'playing house' or 'shacking up' with a guy do nothing but buy time but in this case, you aren't even allowed to bring people to your own home! That is so bizarre - I don't think this guy is ready to be a committed relationship, from what you say, and during this so-called 'trial marriage', you have allowed him to walk all over you!
His sister is a problem you are always going to have. Worse than his sister is your boyfriend! How hard up are you that you would allow him to dictate these 'house rules' to you? Where would you draw the line at stupid things he tells you you can or can't do?
His sister doesn't keep taking from you. Your boyfriend does - what he seems to have taken from you is your self-respect!

Put everything valuable in your bedroom, and put a key lock on your bedroom door. You can always find a nice place to have a wedding---a beach house, on th beach, a beautiful reception hall,a yacht, a cruise, etc....
By the way, it not very respectful for your boyfriend to tell her that she could have the wedding at your house without consulting you first.
