We have a small bathroom that constantly has water/moisture running down the walls causing lines/marks on the paint that have to be wiped off every time someone showers. Plus, our central air unit was placed in the attic over this bathroom. What causes this? Is there some kind of treatment for the walls that will help?

check your central air for water leaking over onto the drywall, if this is the case replace the drywall. but if its just from the shower scrub the walls with tsp and then put a stain killer/cover primer on the walls then paint with a semi gloss or gloss paint.

Folks are right about the bathroom fan. Run it. If it's not doing the job, clean it. Still not, then you may need to upgrade to a larger size.

If you don't have a fan like me, crack the window. I also have a small fan on the windowsill to aid in air movement while showering. You may still need to add a exhaust sytem (I'm thinking about it) but with the AC upstairs, it would be tricky, not impossible.

I'd be looking at the AC and the drains as someone mentioned above. Could be the drains are clogged.

You already have good suggestions on eliminating the stains.

Yes first the walls should be re-patched (I don't know the correct term, seek an expert's solution). About the stains, use some bleach once a week and it will not grow. These are very bad stuff. if you magnify, you will see all sorts of worms, bacteria, fungus and etc but not deadly though.

bleach = Some white powder made of chlorine. I am not sure the name.

Moisture problems can be difficult to trace but knowing the AC is above the room that may be the problem. AC pulls the moisture out of the air so it has to go somewhere. You may need to have the AC looked at to check the installation.

Apparently some people believe the purpose of the bathroom exhaust fan is to remove foul odors, but its primary purpose is to remove water vapor. turn it on before you get into the shower, and leave it on until a few minutes after you get out. if the mirror in your bathroom "fogs up" then your fan is inadequate. replace it and make sure the exhaust duct is not blocked.

If there is an exhaust fan in the room have it running whenever you take a shower. If you have no fan then crack the window open when you shower.

it is condensation
you need to wedge open the bathroom door after showerring & open the nearest window to the bathroom to dry it out otherwise you will end up with mould spores growing
you could try tiling the whole bathroom to get rid of unsightly stains, but you needsome kind of ventilation to get rid of the condensation
