We are having our hardwood floors refinished. Any personal opinions whether to use a water-based finish versus an oil based polyurethane? Concerns are durability and scratch resistance, yellowing with age, and lingering odor after application.

Water based doesn't leave a lingering odor. Oil based does.
Water based will be more likely to discolor. Oil based will hold up a lot better, last much longer!

Water based will dry much faster, but won't last as long. Oil based has an odor while applying and stays when drying, but once completely dried, shouldn't have an odor after application and lasts.

To add to what everyone above has already said, which are all correct, water-based is environment-friendly and oil-based isn't. Summing it up:

Water-Based...
-no odor
-dries faster
-environment-friendly
-won't last as long as oil-based

Oil-Based...
-has a lingering odor
-drying time is longer
-not environment-friendly
-will last longer than water-based

if you use a water based product in my experience you will be redoing your floors again in a few years depending upon the traffic. i had an oil based product applied the second time, that was five years ago-the floors still look like glass.

What they probably mean is they cant match the color . If that's a issue for you I would let them do the new floors and see how close they match and then decide if you want them to be refinished
