The house is a beautiful Georgian terraced ground floor flat (actually a maisonette - bought for £250K last year). We have a fair-sized garden (about 42sq.m.), but only half of it gets the sun. The part of the garden next to the house is not dark, but does not get direct sunlight until the evening. Essentially, we do not use that bit of garden for anything. We have thought of adding a conservatory, which will measure about 7m x 2.5m. We appreciate the need to get it done properly, and expect to spend around £15K to £20K. Is it worth it? We don't think we'll be there for very long. It is more of an investment property than anything else. Any advice?

I doubt it will increase the value of your property by 15 to 25 grand. It all depends how long you plan to stay there - you would certainly enjoy it if you were going to be there a few years but I wouldnt do it to increase the property value.

A conservatory is unlikely to add value to your property, although it may make your house more likely to sell. Generally speaking, adding a conservatory should be done in a manner that is tasteful, i.e. it should not clash with the house. An old house with a modern, white plastic conservatory simply would not look right. If you're going to use the conservatory, that's fine, but do not expect to recoup the expense when you sell.

I have been a interior designer for over ten years and i own my own business called Pierce & Banderiezz. From a interior designer / architect point of view yes a conservatory would definitely add value.
AVOID PLASTIC
AVOID WHITE
They are the basic donts when it comes down to any georgian design whether that be a inside or out.
Hunt around for a local company and ask for Wood frames you should be able to buy them in a dark wood .
this will help with the aging process and it will help the conservatory blend well with the maisonette
Avoid the modern designs you find . I suggest you look up some old conservatory designs.and stick with them .
You can not guarantee you will make your money back however you stand a very good chance as it is a second room ideal for pets.children overnight visitors etc. so from a prospective buyer's point of view this would be a major plus.
and as it will be traditionally designed and colored it will age very well with the maisonette.

Probably not at that price - you won't recoup the money unless you plan to stay for a good few years - Conservatory's are not what people look for now.
15 -20 K and you'll really just be chucking your money down the pan - stay at the house for 10 yrs or more and you might get it back.
We were going to put a conservatory onto the rear of our house - until a local estate agent came to do a valuation and told us not to bother - we wouldn't get the money back on the sale - Believe ot or not - people want decking still as opposed to the confines of conservatories - much cheaper - almost all people that viewed our house prefered an area to sit in the sun as opposed to sitting in the sun in a conservatory.

It's probably only going to add value if the extra living space is needed within the property. Ask an estate agent.

If you are only interested in increasing value to the property I would recommend adding a nice sized pond with a waterfall feature in the space. It will cost a fraction of the price and makes your garden much more appealing.
Or adding decking with a hot tub which can be done for a couple of thousand. Its gimmicky but it works!

According to most surveys adding a garage, if you don't already have one is by far the best way to increase property value, these surveys were done by by the leading estate agents, and were confirmed by an article in the Which? magazine.

it will add to the value of your house, but there is no guarantee it will add the same amount as you spend. you would be best off asking local estate agents on there views

yes, you add value because you are increasing the square footage of your home. Also consider what buyers find more valuable in your area, would they prefer the extra land or a larger home.
