Would you buy a house with a small lounge and kitchen (really small) and a north facing back garden if it was in the perfect location.

I have the chance to buy a house in a location that I have wanted to live in for the past ten years. I dont think the chance to move there will come up again. The location is perfect. I love it and the house is beautiful. The only thing is that on the ground floor there is only a tiny lounge and a small kitchen. There would be no room for a dining table unless I put a conservatory on the back. Also the back garden faces north which I worry about.

Do you think that the location is more important then the house. As I say I have tried to move there for the last ten years, and I do think this house is beautiful, its just tiny. Please help ?

Im worried about the garden being north facing as it makes the kitchen feel gloomy on top of it being small and I like a sunny garden.

from what u say, i think u would regret it if u let this opportunity pass u by. if u really want to live in this area then u need to accept that u may have to make a few compromises.

In real estate the first three things to consider when purchasing a house are: location, location, location.

If this is truly a very coveted area where others would "kill" to move into........and you can enlarge the house enough to be liveable.....soon, then the north garden means you won't be having every possible plant there, just select ones. Can you live with that?? Would there be some modifications you can make to add more warmth and light into the house.......for example a wall that would reflect the sun and make a toasty microclimate out X feet from the north side of the home.

If you like conquering challenges, then yes, this is a good idea. If you like it right from the start, no, you probably would be unhappy for awhile. Life is too short for long term unhappiness.

Ok, so:
You want to move there,
You have the opportunity to create the dining area you want with a conservatory.
You are worried about a north-facing garden. Is it because you want a patio near the house?

If it comes down to it, then you can always move, and keep listening out for other properties coming onto the market and sell this one... Nothing like being local to hear about other peoples plans early on.

It's all about location! Ten years you have wanted to live in this area? That's a long waiting list. Without knowing more, it sounds like a great investment. But, if you are cramped miserably into a tiny box of a house, is it worth the money and location? Could you remodel to make better use of the space? I say go for it, but I don't have to live there so go with your gut feeling. You sound like you want the place.

Ultimately you'll have to sacrifice function for location. You'll have to consider the cost of a remodel to expand for a functional kitchen and storage. I think I would go through it if I could live there and be happy the rest of my days! I like sunlight in my back yard - so??? Think about it and good luck!
