If the cracks are 2mm or larger, they are very likely to come back. There are overlays in several colors you can put on top that will smooth the surface and hide the cracks but no guarantee on those cracks going away forever. A real waste of money to apply an overlay.

Anything you coat it with will be no better than the surface you apply it to.

Best option would be to remove the concrete if it is cracked in several spots and sinking on the edges. Building a deck over the problem will hide the problem, but decks are expensive when built correctly and with children items are easily dropped and lost when they fall through the cracks.

With the slab already cracking, it seams easier to break it up some more and haul it off, especially if you plan on keeping the house for several more years.

I found a coating called Thorocoat F-74 made by Chemrex I think it's in PA. U.S.A...I first used it 12 years ago..I coat the front concrete slab front porch 10 ft X 20 ft in Chicago Il area and will not chip off from freezing conditions. It is custom mixed at a contractors supply house..in 5 gal buckets, cost about $ 185.00 each.. I applied it with a wide cheap wallpaper paste brush..like heavy cream...brush it on and it covers cracks and uneven spots..looks very good for 2 years..I think it is used mostly for repairin stucco houses. Cleanup with water..dries in 3 hours.

There is flooring that can be purchased for a garage floor. This might work for what you. Check out this link.

I'm not promoting this particular brand......it's just the one I found on Google that's closest to what I've seen before.

Decking is the best idea but can be costly.
