"Need" is a relative term. No one is likely to REQUIRE you to have it, unless it's being set up on church grounds, in a park, or other public/rented location. However, if kids get hurt there, be expecting lots and lots of lawsuits.
I can't imagine selling a policy to cover this, for less than $2500 a year for $1,000,000 coverage, with a $2500 deductible per claim, including claims expenses.
"Umbrella" policies usually have a $1,000,000 deductible per claim, called an "underlying limit requirement". That would be for a business umbrella. A personal umbrella wouldn't cover ANY business liability - which this would be. So the umbrella is NOT going to solve your problem.

If you are a rental business then your current liability carrier should look at your rental exposure and find a market to cover this liability. Basically most "conventional" ins companies exclude or you are not eligible for coverage if you do rentals. I would assume "IF" you are a rental business then the agent would have added this coverage class if he was on top of things. Their are specialized companies that write this exposure. The rates are based on rental sales. It is not cheap.

yes, you should call your states division of consumer affairs office and inquire about proper licensing and liability insurance. any reputable agent will give you a liability quote. you know if you dont some kid will fall and break his arm on day 2 of your rental.
