sub-contractors
good credit to secure the multi-million dollar loan you will need

you need a large team of professionals to get you to the construction phase, then a lot of luck and good weather to get you through the construction phase
several years of your life to spend on this ambitious undertaking, so you also need money to carry you through this time to pay bills and overhead
