Mainly because most immigrants i.e. colonists landed in the northern part of the country. Southern & Western migration came later.

The south was founded on plantation crops. Crops that require a lot of land to grow them economically. So, towns were widely spaced and usually only at points of transportation. Also the area was settled by nobles who recieved large land grants.

The north was founded on food crops and industry. A lot of food can be grown in a small space. Industry require the nearness of rapidly flowing water and required a large work force. So, towns were close together. The area was setted by farmers and industrialist who were brought over to settle the large land grants of a few selected businessmen. The rest was wrested from the Indians.

From the top of my head : climate, soil and resulting economy (mono-culture plantations vs. diversified agriculture and factories) permitted a higher population density in the North compared to the South.

NE was settled first so therefore there was a high population density and it became harder to farm in areas with lots of people. so farms moved away to the south and NE became more urban and industrialized.
