Is Cooler Master Jet 7 good? Is it better than Cooler Master Aero 7? Will the Jet 7 works better if i use other heatsink?

Those coolers are not great , they pretty much are garbage.
Don't waste your cash, they are more designed for looks.
Now this is a cooler : Scythe

CM Jet 7 is better than stock socket A cooler and almost similar in performance to Aero 7. But these are not fantastic coolers. Airflow is limited to 22cfm max.
Thermaltake Volcano 7+ would be a stronger cooling solution but noisy at maximum speed.
The best cooling solution I could think of would be Thermalright SI-97:
