I'm working in property with a company that puts the emphasis on low pressure sales.

What kind of techniques can anyone recommend that will close the deal.

Being able to read a person's feelings and thoughts makes a good salesperson.

Here are 3 effective techniques to help close the sale:

1) Ask open-ended questions that require the other person to tell you more about what he wants. He cannot simply answer "yes" or "no."

2) Listen to everything the other person says. Usually a person will hint at things rather than tell you outright. It is easy to pick these hints up and file them away in your mind.

3) Learn body language. For instance, a slight frown, the rolling of eyes, and the pressing together of lips is said to mean you are on the wrong track. Whereas, a hand or finger on the chin or eyes rolled upward mean you are right on.

I've worked in sales for a long time now and I know it sounds ridiculous but the key to selling is to get on their level. Sounds easy but it works...

1) Copy their body language and tone of voice

2) Lie, they've got a holiday home in Spain, ooh so have you!

3) Steer away from sleezy salesperson stereotypes!

4) Look smart...obviously, but not too smart. Shake hands (make sure they're not sweaty) and don't go overboard on the perfume...(invest in a nice scent aswell, one that says you can trust me :D)

5) Be confident. Make out you have lots of people interested in the property, for example, "Sure you can get back to me on this, but could you call after 3, I am really busy in the morning showing round lots of prospective buyers"

I know it might sound kind of obvious but make sure you know your product and believe in your product, no matter what question they ask or objection they have you need to have an answer or a solution immediately to show them that your product/service can meet their needs. I believe that if you know you are selling a good product that will fit the customers needs then you shouldn't need to pressurise them, just sell them the benefits.

Confidence, charm and a good insight on how a person will react. Trust is also important, if they don't trust you the deal is off

Create the need, demonstrate the value, It is not how much its going to cost them but how much money its going to save them.. Use the three(3*) magic words> Feel,Felt, Found.....Example* I know how you FEEL and I have FELT the same way , but you know what I have FOUND..........Sell yourself first, then sell your Product or Service.......... Be constantly closing the sale ........... Learn how to overcome objections, no matter what they are.......

well maybe dont makesomeone by it be kind maybe me checky but do it as a joke kinda way ermm and acct the same to every person you talk to oh and maybe try and get different ages involved. x
