I know I am supposed to include the phrase "as is" in there but is there a website that has a contract already written that I can print off?

you can go to Secretary of state on line and they have contracts that you can print out and you just fill in the blanks with your info easiest way.

Use the Bill of Sale from your local DMV or whatever they call it where you live. Just fill in the blanks and you kow it is official
