Depends.

Are the dimensions (10.7 feet) x (13.10 feet)?
If so, the answer is 140.17 square feet.

Are the dimensions (10 feet 7 inches) x (13 feet 10 inches)?
If so, the answer requires some conversions.
7 inches = 0.5833 feet ... 10 inches = 0.8333 feet
Area = 10.5833 x 13.8333 = 146.40 square feet

Heated and/or cooled sq ft are what is included when advertising a home for sale. Therefore, you're right, unless the garage has been converted, do not include it in your ad. However, I would list the home as having a garage. Good luck on your sale.

Yeah, that's right.

Just pretend you're using centimeters - the only difference is the unit. Math works the same.
