Do builders usually make good the walls that they disturb when doing extensions?i.e. get them back to plaster stage.Also would it include the cost of RSJs ?

any decent builders estimate should be inclusive. Would suggest you dont put plans out for tender until you have had the plans with all the structural calcs added to them, and a groung survey has been done to assertain foundation you will need (standard strip or piling required). This will then give the builder a specification for the structural materials needed and thus a truer estimate. If they just have the initial planning drawings they will be just guessing.

I'm what you might call the average builder ..my works estimate covers all works and materials needed to start and to finish the job ..this includes making good to disturbed surfaces..all electrics ..plumbing.plastering ..woodwork ..etc but i do not do the decorating ....when it comes to buying say a kitchen or a bathroom ..i allways give a provisional sum in the estimate...say 2000 ..and if the customer wants something more expensive ..they have to pay the difference

The best way to deal with it is to put all you want down on paper. List every thing no matter how small like clear dust or replace broken plants, list any drawings or sketches as well.
Both you and the builder need to sign it you know have a firm contract.

Yes they should leave it ready for painting and of course it includes the price of RSJs

They should make good the walls they disturb, make sure you get a quote thats listed so you can see everything they are going to do.

everything but paint and papering, that's how I always did it before I retired.
Get recommendations, that's how I got a lot of my work, and a few estimates.
