As an in-team trainer, I will be conducting the training for a Korean new hire. As I am 3 years younger than she is, how will I address her? Do I need to use ~ ㅂ니다 form everytime? Or will ~요 do? How do I call her name? ~~씨 or 김 양?

Having stayed in Korea before, I understand that Koreans place great importance on relationships i.e. seniority at work.

In this case, I have a higher position than her. But she is older than I am. So, which one should be followed?

In this case she is the foreigner in our country-use the appropriate western polite address and let her begin to follow the culture she is in.

If her name was for example Kim, Chong Cha...Kim being the family name...Chong being the first name...So Miss or Mrs Kim or Chong if she prefers.
