Are they listed because you were on the lease there? or because you had an account or credit card listed to that address?

I want to apply for an apt. but my last residence had a terrible landlord. I dont want to give him as a reference.. because he was very unfair and unkind. The residency is listed on my credit report. Can I say that I just stayed/subletted the place. and therefor can not use him as a reference??? Please Help!

I didn't see any on my credit report saying exactly what apt complex...All I saw was that the apartment complex had checked my credit report through their service! I know all addresses used show up on a credit report for at least seven years!

Are you applying for and apartment owned by an indidvidual or a company? If your applying at an apartment complex that is corporately owned, they will pull a credit report. It will list your credit as well as your past residence(s). But, with a company, they will fax a letter to your most previous landlord asking if you paid your rent on time, do you owe them any money currently, would they rent to you again, etc. They will not ask any personal questions, they will just be checking to make sure you left in good standing. Im not sure what state you are in, but I have done leasing for years in georgia and that's how it works here. Again if you applying for a corp. owned complex you may even call another complex and ask the direct question you want to know the answer to, knowing that it wont hurt you. Or alot of time the leasing agents are really nice and will be willing to work with your past situation. If it is an individual owner I would just be open and honest with them. Its better that they hear the situation from you than from your previous landlord. Good luck!

The landlord is looking for eviction reported on the credit report along with pay on time. If the last residence was unfair while living there but it is nothing negative on your report it should not be a problem. Yes, explain to the new landlord what is on the report you know before u pay money for credit report that your new landlord will not accept. Be honest about the credit report. As a matter of fact i would have my own credit reports ordered (3) companies. Usually landlord know how they will rent to by your first appearance and the money.

They may be listed if you were in default of payment . The
best way to handle this situation is to be honest. The credit
report has the information already. If your landlord was a jerk
but you paid on time you should not have any problems. Or
if he didn't fix something and you didn't pay because of lack
of repairs made you can explain this to your new landlord.

You need to go and look at your own credit report at www.annualcreditreport.com
Then you will know what they are looking at. Make your corrections and disputes.
Don't forget to review all three.
