nov 06 they poured my garage floor and driveway.it was always dark looking.when it rains,it sweats real bad WET.today it puddled.the sidewalk next to the driveway and the patio were poured,a month later in dec 06 they are dry and white

i have a new manufactured home.the cement under the home is wet to.the garage is attached to the home along with a front porch.the builder,said thats normal.

Have you had the roof checked to make sure it isn't leaking? You may want to do so first to makes sure that it is alright, be sure to get that in writing to show that it is.

If the roof is secure then call a some contractors to get their advice as to what is going on with it. Have like three estimates done as they will put it in writing so you have proof as to what is happening.

If the work that was done is faulty then you will have written statements from three different contractors showing the problem that has occurred. Then if their estimates show a problem with the work that was done you may want to contact the people who did the work for you. You will have evidence showing that they created the problem. Insist that they take care of it. If they won't then you may need to sue them for the money to repair the problem. Then if the amount is under the amount that you can sue for in small claims court you will be able to get your money back from the persons who did the work and be able to pay another contractor to fix the problem.

You will need to bring all proof with you to court to prove that they mess up your garage in the first placer, make sure you take it with you.

Other wise you can always call a lawyer if the amount is over the amount that you can sue for in small claims court. Also if it turns out that they did do faulty work for you, and they can not fix what they did. Notify the better business bureau of this.

What ever you do document the steps that you take should you need to go to court. Write down dates that you called the company who did the work for you. Keep letters that they may send to you. Any thing that may help you should you end up taking them to court. If you can have some one with you when you talk to the people who did the work for you. Be sure to take your witness with you to court should you have to sue them.

if you are living in a cold climate area, there several reasons or possibilities. If the garage is not heated, the cold weather and freezing temps could cause the frost to penetrate the concrete and travel into the subgrade (earth below the concrete). As you begin to heat the garage, or the outside temps increase the frost begins to come out of the ground and can only travel upward. Just as your topsoil in the yard becomes wet, or soft, the concrete surface sweats, and remains wet. The outdoor concrete does the same thing, but is subject to wind, air movement, and sunlight which accelerates the surface drying.
