for a file - things like whether it is read-only
for a disk - shows how much space is used
lots of other possibilities.

The properties of an application is the configuration of the application, that tells the program how to work and process tasks.
Changing the properties of a application will alter its functions.

When you right click on an icon properties is at the bottom of the list and it describes what the file contains, i.e. file size etc.
