iv tried praying to the other god for someone to buy this lovely mountain home for$395,000.in idaho but no offers yet ..

its been on the market 9months .we have an agent.its 3.5 miles up well maintained dirt roads in a 1st rate subdivision.comps havnt sold but r listed high than what we r asking

There must be a reason you are not selling your home....Have you had any people even looking at the property? If you have had buyers going through your property and still no bites, then I would hire a professional stager....They will stage and edit your home, to make it more appealling to a greater amount of people.....I go to many open houses, and I am shocked to see how cluttered or even dirty some homes are....I am NOT saying yours is, but if you invested a little money in a stager, you may have better results....I am an interior designer, and I also flip homes for a living.....I never have problems selling my properties, because I properly stage them.....I make the homes look less like a cookie cutter and have more of a designer look....Best of luck, hope this helps!

You have a $400K house in the middle of nowhere on a dirt road in Idaho, and you're surprised you're having trouble selling it?
You can always sell any home, IF THE PRICE IS RIGHT.
It's not.
Drop the price. It's irrelevant what it cost you.
It's worth is determined by how much someone else is willing to pay for it.

There are two things that make a home not sell. Area and price. You are in Idaho, so there is one problem, and I bet if I search homes in Idaho, the 400k range will be at the peak of what homes cost. Having a higher priced home in an undesirable state/area is going to be a tough sell. Lower the price, it will move.

Try to advertise in a national newspaper. You can do this online. That way you'll target buyers who might be looking for a reasonably priced second home.
Try the Wall Street Journal, USA Today, New York Times. Or even try the International Herald Tribune (then you can reach an overseas market)

You can always try the Saint Joseph House Selling Kit. It worked for me when it did not look like my house was going to sell. Most people believe burying a Saint Joseph Statue in your backyard will help sell the house. Others simply believe praying to St. Joe will help.

Some believe that if you bury a St Joseph in the backyard, it will bring about a sale quickly. There are onces especially made for this purpose.

When I was younger and we moved, my parents buried the saint everyone is talking about in the backyard. The house sold in under a month.

What have comps in your neighborhood gone for?
Are you selling by owner or do you have a Realtor?
Have you made sure it's got curb appeal? (Manicured lawn, clean, fresh coat of paint, etc.)

It sounds very cheap to me! Here in the UK its hard to find a one bedroom flat (appartment) for that kind of money. What's the catch?
