I think in this situation you can't avoid estate agents. you'd have to find one who is willing to employ surveyors, excetera. There are a few estate agents (in london mostly) who are also based in places like Italy, Spain, Poland and Lithuania. The good thing about using them is that they'll probably be able to speak english, and have means for you to see the property with, the bad thing is of course that they're a tad bit more expensive, but if you do speak to them, the service should be good and your being in Ireland is likely to be much less of a problem.
THe only other thing i'd suggest is for you to look for an estate agents that's registered with a governing body. It would be too easy for a cowboy to disappear with your money altogether or leave you dissatisfied with their service in thsi situation.
