It really depends on the market, the amount of money it would take to do the repairs etc.
If you were to put it on the market "as is" what is the potential loss you can estimate.
If you were to spend 5 grand to spruce things up, would it raise the appraised value?
My suggestion is to take care of the yard and anything else that would indicate a less than stellar maintenance history and avoid the "wear and tear" issues.

Generally you should look to doing it yourself to save on taking a loan out. Personally I find it amazing what a couple hundered bucks can do when you have a creative idea for your yard. But if you are looking to make it perfect for the potential homebuyer sure go ahead just watch your budget and make sure you get the best payment terms and interest rate.

Only if you think the value of the home is much much more than you owe on it and you are certain you would make a great return on your efforts. You should also consult more than one realtor who can look at the house and tell you the most important things to fix up.

If you have friends an family, that are pretty good at doing those things, maybe offer them some money to help out, before a loan, that could be costly way to go.

Some houses you can sell as fixerupers, it all depends on the area of yoour house and the amount you would have to borrow to fix it up right.
