it will help to be educated
dress conservative but a hint of sexy

have skills (dancing, etc.)
having your own money is the best way because they know you're not after your own money
work at a place where they work- and be a peer-be an engineer, accountant, attorney, etc.
give them great sex that they love.
be honest, loyal and totally faithful
