First the short answer- yes they can sue. Anyone can sue anyone for anything... the question is would the suit have merit.

If you have insurance, it starts with the policy. Only if the awarded amount (assuming you lose, which you might not) exceeds the policy amount (not likely) would the owner of the property be liable.

There are a great many kinds of co-signer/co-borrower relationships, each with different degrees of liability for the supporting signatory.

If I were in your place, I would clearly and completely communicate the situation to the cosigner, then contact your insurance agent, and let them earn their money.

In the interim, take a couple of minutes and write down everything that you know/can remember about the incident:

Who was where when, any witnesses, times, dates, the weather, everything. Then date the document. This can give your side a tremendous advantage both in the event that the case goes to court. The document itself would probably not be admissible (unless you mess with having it notarized- then its a maybe), but it will help.

The person who co-signs is typically accepting that if you fail to make payment on the property they will make the payments for you. In some cases (check you lease, or contract) that includes damages such as you letting the electric get cut off and food rots in the fridge and leads to the item being trashed, then the owner can seek repayment for the fridge from you or the cosigner if you dont pay.

With a dog bite-that is a liability issue. They can sue, but would they win? The burden of proof is one them and it may drag out. Best to get a insurance policy that will cover you and have peace of mind.

yes they can sue.. one way to help protect your self is to post a beware of dog sign.. even if your pooch is not aggressive at least you let people know that there is a dog on the premise

No if your dog bites someone on your propterdy then they willl sue you or your propertys owner.But, if it just someone who lives on your property i dont think they can sue them unless they ought the house with you. and if your dogh bits takehim to a traning class.

they can only sue the legal owners of the property. the names of the people who are on the deed.

IMO yes, they can. Anyone who is named on the property can be sued. Hope you have good insurance.

Yes. If they sue, your Homeowner's insurance will get involved. Is your co-signer on the policy?
