I've just had an extension built, though double storey, I would advise you to speak to your architect.
I had to have planning permission, but my architect sorted all that out for me.
If you are extending your property by 15% then you will need to get it, but make sure you put the dormer windows on the same application (saves paying twice)
when i was quoted for mine, the price of a single storey was £17000. don't know what size comparison mine would be against yours, but you have to take into account that the foundations will need digging out!!!!
kitchens and bathrooms vary so much in price, and it depends on how much you want to do yourself. my dad and i installed my bathroom, so it was simply the cost of the suite (£600), but i didn't know where to start with my kitchen, and with that being a job that i would be less likely to want to do again, i had a firm do it for me (£8000 completed with tiling)
hope that helps you a little bit, i do not profess to knowing everything about building, but I can say i'm pretty clued up on living within a site!!!!!

You will probably need permission. The fact that the extension cannot be seen is immaterial. You should ask the planning department of you local council for advice. Remember it is not only planning permission you require. Your construction must also comply with local building bye laws relating to materials used and type of construction, drain layout etc.Job to estimate total cost of all this as a lot depends on the specification it is done to but would budget for £15 to £20 thousand.I assume you are replacing all the kitchen and bathroom fittings.

you may not need planning permission on the extention !! its worked out on percentage of existing to new !!! you may require it for the dormer windows ( the people who draw up your plans can advise you on this !!!) you will need building regs !!!! this is where the council look at the plans to make sure all is to building regulations , they will come out and inspect the building in stages to make sure it is built correctly !!!!! costs :::::::::::::::ball park figures planes £500 ,building regs £500 ,the build4x4 meter kitchen plus bathroom £30,000 ,kitchen fittings £2,500-£10.000 b/room fittings £500-£1,500:::::::::total £34,000-£52,000 again it depends ???????????????????
