I am gearing up to sell my house which has 3 bedrooms and a 3-car garage. Will I make the house more valuable if I convert one of the garages into a bedroom, making the house with 4 bedrooms, 2-car garage?

A houses value is increased when there is more LIVING space, and since a garage is not considered living space . . . I would assume that a 4 bedroom home would be worth more than a 3 bedroom home.

Houses are based on comparable values in the area. Go on line and look at the differences. Another bedroom is added living space, used in the price of the house. Where I live garages are not part of that price base, rather an asset to the base like a large yard or a pool, etc.
Things to rememer when selling a house is curb appeal and interior appeal. Cleanup the yard and plant some flowers in bloom. Inside get rid of clutter which means no wall-to-wall furniture and stuff all over the counters or on table tops. Less furniture makes the house look bigger. People actually may look at price per square feet when they buy.
When you show the house, get out and let the realtor do the walking/talking. Just before turn on every single light in the house (agan brightens and makes it look bigger). Put some vanilla in a pan of hot water just before, dumping it down the drain, to make the house smell like fresh cookies. A candle works but make sure you blow it out before OUTSIDE or you will have a burnt smell rather than a nice smell.
