we are thinking about remodeling, including knocking out a few walls at home, but we don't have a clue where to start and how much it will cost to have plans made? advice please . . .

my mate will do it he designs layouts for offices and buildings in the UK and its alot cheaper than an Architect you would be mad to pay for one of them.

The first place to start is to ask a contractor to come by to take a look. There are a lot of contractors that will give you a free estimate. However when you say you want to remove some walls, you may very well need an architect, or at least a structural engineer. You need to determine if the walls are bearing walls or just "room dividers". A bearing wall can seriously affect the structural integrity of your home. Make sure you get more than one estimate. And don't forget the cheapest isn't always the best.

To be honest, you probably just need to advise with a contractor experienced in home remodeling. Get references and examples. Anyone who does not have references and examples you can see should be crossed off your list. They should also be registered with the City and a clean record.

I'm an Architect. If your looking for truly custom work and really fresh ideas and designs, you should come to us. It is typically not cheap either. But remember, we can also recommend good contractors, interior designers, and help with permits, etc.

Start with a contractor to give you a rough estimate of the work. Then, if he requests structural floorplans tell him you'll handle it and get your own. Have you ever checked out sologig.com. Lots of designers / archs on there that will charge half of that of an architect.

You can hire a draftsman, or talk to a contractor who may be able to do the drawings themselves, or get you pointed in the right direction.
