Unless the property is a rental, you cannot write of the HOA fees on your tax return. This was one reason I bought a home in a neighborhood without HOA dues. It is basically the same as paying your own gardner, maintence etc on the home directly instead of to a management company.

HOA fees are deductible if you are leasing the property to someone, or if the HOA is paying real property taxes or interest with the funds.

If the property is your primary or secondary residence, you can not deduct. However, if the property is a rental, you can deduct a portion.

They are really a tax. If you don't pay them they put a lien on your property.
