I am being charged $500 to have the carpet replaced in an apartment I moved out of. They are telling me it had a strong "pet odor" and needed to be replaced. Can they do this even though I was given permission to have a pet???

well, if you had permission to have the cat, and if you paid a damage deposit, or a pet deposit, i dont see why they would expect you to pay for new carpet.

You were given permission to have a pet, but the owner is within his rights to charge to $500 to have the carpet replaced because permission to have a pet is not permission for the pet to damage anything. A responsible pet owner cleans up after their pets and tries to discourage the offending behavior. The suggestion about Nature's Miracle is great, but if when it has seeped through the carpet and pad to the floor and wallboard, they don't still need to be replaced. You can seal in the smell with paint or varnish. This works on concrete, too. But since you've already moved out you can just file it for future reference.

My dad left his garage door open and the neighbor's cat came in and used the back corner for his own personal toilet. It was awful. We cleaned it up, washed it as best we could and then when it dried we sprayed it with clear varnish. That solved the problem. Dad also had to keep his garage door shut.

If this ends up in the hands of lawyers, it's going to cost a lot more than $500.

Yes, if you are sure it is because of your cat you should replace it. Although I would have other estimates done, $500 is a little high. It is very difficult to get the odor out, and usually if another owner moves in with a pet they will pick up the odor and are likely to do the same. Sorry!

Sadly enough in most cases it's not just the carpet. I hate the break the bad news to you but there have been friends of our family with cats the over the years the smell had actually seeped into the walls and floorboards so they had to spend thousands to replace it all...

If you paid a pet deposit when you moved in there is no legal way they could make you pay $500, it'd be a breach in the contract you agreed to when you moved in, but if they just allowed you have it you may want to consult a lawyer to help get out of those hefty fees.

There is a clause in my lease that says I am allowed to have pets under certain conditions.

a) ANY damage done by the pet, tenant's fault or not, will need to paid for by tenant.
b) any complaints on smell, or noise and tenant must give said animal up within 48 hours, no exceptions, no questions.
c) any soiling on outside balconies will result in health board being called and animal will have to leave.
d) outside messes have to be cleaned up "as they happen" or a professional service will be called and tenant will be billed.

If animal has to leave, and tenant decides to follow. Tenant will still be responsible for all repairs, rent and utilities until end of lease period.

Check your lease and see if you have special conditions. If not, and your pet made the mess, paying the $500 would still be the right thing to do. Ask if you can make payments. If your kid broke a window you'd be responsible, same thing.

the waY TO GET PET ODORS OUT OF CARPET AND KEEP THEM OUT : rent rug doctor or whatever steamer you have access to. get NATURE'S MIRACLE, a wonderful product in pet stores. treat carpet with natures miracle. let dry. steam clean using good cleanser. rinse. re-treat with nature's miracle. let dry. even kitty will not be able to find the spots. this is something that should be done throughout ownership of the kitty so house/apartment does not smell of kitty stinkies/urine..........i had 7 kitties in one 2 bedroom apartment--treated the carpets every 6 months and had absolutely no problem--always got back my deposits.........if the urine has gotten into the padding, there is only replacement to endure. the treatment of the carpet needs to be done regularly and before the padding gets involved.

I'm not sure, but put yourself in their situation and see it from their point of view, would you like to move into a new home that smelled like cat? or pet odor? I would replace the carpet on my own back, id be embarrassed if it smelt.

It really depands on what your contract says that you signed. Because the contract would need to say that you coud have the cat and or if there was going to be a deposit. Once a cat uses the bathroom somewhere it is almost impossible to get the smell out, in that case you would need to call a professional cleaner.

no they cant do this what u should do is rent a carpet cleaner from home depot for 30 dollars a day go take 2 hours and shampoo it it will get rid of the smell

Yes..you are responsible if you damaged the carpet. Allowing you to have a pet does not mean you are not responsible for the damage.
