the reason for this loan is so that i could put a downpayment on a house i got a pproved for a home loan just not 100% finacing have to come up with a 3,000.00 downpayment does anyone know anyone or site that can help without denying me, my credit sucks its only a 585 and have late payments recently on it

see im living in the house now that im wanting to buy, i just moved into about 2 weeks ago and now is up for sale, we spent 2,000 just to move into it, so all our money is spent, we could save up for another house, but the problem is if someone buys it we would have to come up with rent and deposit all over again, i have a daughter and im not about to live in our car with her

First, be sure that the payments for the mortgage aren't going to be more than you can handle.

Next, you have a couple of options. You could ask the seller to do a "lease to own" for a few months while you save up your money. You could borrow the $3k at www.prosper.com, but you can expect a high interest rate. You could try to negotiate the price down (actually you should do that anyway); since your landlord should have already run checks on you before renting you the house, and wouldn't have to mess with lease issues if you buy, he might even be willing to cover some or all of the down payment for you.

If your credit is bad and you have to take a loan for $3000 then why are you trying to take more financial liability? Remember that the house you buy is an asset but the loan that you take is a big liability. Tighten your belt and get your credit and finances in order. That would be the responsible thing to do.

Everybody cares what your credit is. If it is low and they accept you they will charge you a high interest rate. You best bet is to pay you bills on time and save up for a down payment. Also if you get a loan for a down payment, just getting the loan could will raise you debt to income ratio which is the other factor lenders use to approve a loan.
