is it good to clean it with water first then WD40?

water can mean rust on certain components.

since i work in a shop, i use compressed air then coat the rear gears with some oil or WD40

I always use WD40 it really works good and maintain the gears

Use 'White Lightning' lube ---its available via www.blueskycycling.com ---they have different sizes and other specific brands for your mt. bike and with very reasonable prices----
