I'd like some feedback from other MH owners. My MH park is located in El Cajon, CA. Another thing that seems a bit high is the 6% increase annually. Is this normal?

Location, Location, Location.....We live in Iowa, and we pay $290.00.
includes...Private lake,cable TV, lawn maint.,snow removal, water, and sewer, and also trash pickup twice a week,(they provide 2 trash cans per home; We also have a comm. center, and a very large underground storm shelter.
NO, THIS IS NOT A OLD FOLKS NEIGHBORHOOD
You might try singing a lease locking in a set pmt. (say a 5 year lease)
You live in a beautiful area (I have a sister in El Cajon,)
I say "If you like the area, than its worth it!"

Your paying for living in California Honey, is it worth it? Here, in Michigan where it was chosen as the sportsman's paradise the lot rental is an average of $ 125.00 a year with no increases. You can buy an acre for about $ 1500.00

What you're describing is actually par for the course - welcome to southern California, where you pay thru the nose for EVERYTHING.

Damn! For $895.00 per month, I can buy several acres here in SC. Mayn houses can be bought for less. No wander Californians can't afford to live there any more.

i only pay $125... yet, im in tennessee so its a bit more different.
