Recently received a note from management stating there were complaints of "pet odor" on the floor i live on. what exactly does the inspection cover? do they look in your closets??

I just wanted to clear up some of what other posters said:

You do not have to be present for them to inspect. They do have to give you notice that they are inspecting, but they are not required to list every place they are going to look. Notice is only what is required by state law or in your lease. I have never seen required notice of more than 48 hours, I don't know where 7 days came from.

What exactly is it you are worried about them seeing? If you have a pet and are hiding it, then I'm sorry to tell you you might be out of luck.

Usually Apartment complexes have in there agreements that they have the right to inspect any or all dwellings they are responsible for, esepecially if it may be a health or Safety issue, But they must in writing notify all renters that are invloved of the intent to enter. This also means if you are not there they will do so as well. If you have a pet in the house, and you don't have a agreement to have the pet you could be evicted, and usually an inspection will cover all spaces, which could be lower cabinets, sink areas, closets, but also this must be stated in notice as well on what they intend to inspect.. If it is not then you should contact them an say that since didn't designate it that they don't have permission,unless they give you in witing after your conversation what they intend to inspect. I think that they have to give 7 days notice, there can be no surprise inspections. There are laws that protect renters. Also if renters think renters insurance is a joke, think again if there is a Flood (Pipe bursts), Fire, and any other nasty that may happen. because if they happen, and your not covered the complex owner will not care about you , you will be in the COLD, you will have no HOME, and you will have if are lucky what you are wearing on your back as you watch everything you ever owned go up in flames. This last part is to make people think, about what they own. Don't lose what you earned to get.

Always make sure they give any intent in writing on what they wish to do in your living space inspections, repairs , painting, weither requested or not, and a time frame when they will enter, and state to them your intention to be home, or away.

If its a general inpection they are checking the overall condition and cleanliness of the apartment.

They arent concerned with how neat you are , just that nothing that will cause damage is occuring.

It helps if you neaten up a little , dirty clothes in basket , clean clothes hung up , toys away so they can see everything easily and not have stuff to trip over.

Its probably going to take less than 5 minutes.

Since they are looking for an odor source because of a complaint , you could say you have no pets, or show your cat litterbox and mention its cleaned everyday.

If you know the odor was from your apartment you might explain the reason , and what you have done to correct the problem in the future.

It depends. I inspect rental properties and yes, I would inspect all closets and any component that belongs to the apartment. It would be rather evident upon entering your apartment if you were responsible. If they (management) thought so, they would certainly delve further.

Yes they dont touch anything just look around. Now if you have a pet and should'nt it may show up and you may have to look for another place, but if you took your pet to a friends house and cleaned up your apt. their should'nt be any problem. Now if you bought a home then you'd never have a problem and its a good investment.

they would come it and smell EVERY WERE under the beds closets you name it they will look and smell BUT they CANNOT inspect your apartment unless you are there

they are looking for the source of the smell to get rid of it they probeley will look in closets
