825 sq. ft. apartment need 60,000 BTU's for cooling
One window A/C unit is not adequate
Carrier A/C Window or split units are efficient ( type or model ) up to you
( 12,000 BTU's are called one TON refrigeration ) =3,024 kilo calories which is adequate to cool area 130 sq. ft. @ outdoor temperature 113 deg F

Average 5,000 BTU room air conditioner cools around 300 sq. ft. A bedroom 10ft. x 12ft. I assume your apartment has doors to the bedroom and probably the living room/dining room and kitchen are pretty open, you would need about a 15,000 to cool that. I think you would be better off with 2 window units, if you want to be cool. One large one in the living room would have to work to hard to cool off your whole 825sq.ft. We bought a couple cheap ones at Lowes', the bedroom had a remote, the living room didn't. They were both Frigidaire models.

your going to want around 16000 BTU to cool the whole 825 square feet but you should get smaller ones like 6000 BTU to cool individual rooms
