I am buying a townhome in Virginia, four lots are available. The first lot has a Southern exposure for the front of the townhome and Northern in the back; the second has Western in front and Eastern in back; the third an Eastern in front and Western in back; and the last one has a Northern exposure in the front and Southern in the back. How should I rank these lots in terms of the best vs worst to invest in? Thanks.

Southern exposure is the most efficient.

Only you can rate them based upon your home layout & heat/cool preferences, etc.

I would pick the third one of the choices you have given.

Southern is great for plants & sat.cable TV, SW also great for this. Northern exposure is coolest. In hot climate it may be preferred, not so in cold climate.

Eastern exposure means sun 1st thing in morning. Do you want that in your bedrooms, living room, etc? You see what I mean?

Depends upon where you live, the climate, what are your hobbies (gardening?), do you have a swimming pool (want sun in afternoon)?

If I have a choice (I like a cool house without having to use A/C), I want the sun in the morning, not afternoon. Morning sun is not as hot. Or elsewhere, it could start the house out hot in the morning where if I had the sun in the afternoon, at least I could keep it cool most of the day.

Complicated huh?

Most people pick South to Southwestern exposure for the yards where the patio will be.

During a cold winter day (not nighttime), in what rooms will you spend the most time? Those rooms, for more natural light, warmth, you want on the southern side. Also look for more southern exposure on the roof in case thin film, solar cells become cheap.

Have always heard not to build a house facing the north in Texas, because of the elements of heat, cold, wind.
