Laminate floors.

Laminate floors seem to be the hot item lately. They look good and are fairly easy to keep clean, and don't trap dust and pet hair like carpet will. I'm still not convinced on how durable they are for long periods. For that reason, 3/4 inch hardwood flooring is by far the upgrade that will increase value, with laminate floor being next, and then carpet. Hardwood flooring is expensive initially, but when the finish gets old and scratched after quite a few years, it can be sanded, stained and sealed again for a fraction of the cost of a new floor. I would hesitate to use it in very high traffic areas, such as the kitchen and entryway. You really don't want to get a wood floor wet too often, and those areas would be subject to that. Laminate floors especially don't hold up well if they get wet. They will stain and begin to fall apart if they do. For those areas I would recommend ceramic tile....... it will last forever, and is easy to keep clean. Another upgrade to add value is countertops and faucet fixtures....... it's like a face lift for your kitchen.
If you are upgrading to increase value with the intent of selling the house, another thing to consider is that some people will prefer carpet over hardwood or laminate floor. I have seen many times where people have installed carpet over a beautiful wood floor because they thought that the floor was cold. But I would think that the majority of prospective buyers today would prefer the wood or laminate floor over carpet since it is the current trend. Good Luck.

Depends where you are located as to selling value. Hardwood flooring is preferred over carpet today in most locations, however with laminates which have a photo finish, the carpet will win. The laminate scratches, the edges chip, and cannot be patched without removing the damaged board which in itself is very difficult without damaging the adjoining boards. Also water will cause swelling in the edges. You must be extremely careful when having this type of flooring installed.

Definitely laminate. Looks better, it's the trend. Carpet gets too dirty, too fast.
