I have a loveseat concept and made a list of contractors, however I tried finding questions to ask to make sure I get what I want. (I know to get any & everything in writing.)

Look for custom reupholsterer and/or furniture frame maker in your area. Some reupholstery shops also make custom built frames. Make sure they use good hardwood, like Alder. Glued and doweled joints, corner support/bracing blocks, and 8-way hand tied springs are all good ideas. High resiliency foam (2.5#) for the seat, high density foam (1.8#) for other padding. Make sure they allow you to test sit during the construction process checking fit and comfort, before final closure of project. If you're in Southern CA., email me, I know someone here.

particular, i think of the hire very of course spells it out. The "proprietor" is the owner, so he's to blame for picking the contractors. If it mentioned, "Any damages led to via tenants would be repaired via a contractor or craftsperson chosen via the TENANT", then you certainly'll have the skill to choose the contractors. probability is, the owner has worked with those contractors in the previous, and gets good expenses on their artwork. i would not attempt to combat it, if I have been on your footwear.
