its cheaper at outset to have a flat roof !!!! but long term its not ! a flat roof will periodicly need recovering 10-15 years ! a pitch and tiled roof will only need recovering in 50 + years

My house has a flat roof because the planning people at the council said that the extra height of a pitched roof might spoil other people's view (not that anybody has a view over house - but that's planning people for you).

Flat roofs are cheaper to build but wear out & leak quicker ...
Mortgage Companies don't like flat roofs, so main House has pitched roof (so it's easy to sell) extensions have flat ..
