I am looking at renting somewhere with my partner, but we are entitled to housing benefit so some of the rent will be paid by the council - will the company we rent from do a credit check? As my credit history is pretty bad and he hasnt got any credit history as never had a credit card etc? Are we ever gonna find anywhere!

Most folks do, but it doesn't mean they won't get you in! I had horrible credit, but a good paying job, so he let me in. I've seen folks without jobs and bad credit get a decent place ....it happens.

Also, don't be afraid to explain the situation - suggest to increase the security deposit, or even get a co-signer if you can. Just give them something that they value as security.

Lastly - use creative methods of getting places - craigslist.org etc

I work at an agency, and we use a professional referancing company. We ask for a credit check, checks for ccjs, defaults and bankrupcy, bank referance(checks your address and that you have a bank account), current address( how long you have lived there, if you do actually live there etc) Employer referance if working, and previous landlord if applicable. If like you, someone is claiming housing benefit or has bad credit, they will need a guarantor, which is someone who will pay the rent if you dont, they will need to be earning 30x the monthly rent, and have to be working full time.They also need clean creidt history.

If this all seems a bit much, you a pro best of trying private landlords, they will more than likely only want a character referance and a employment referance.

Depends on the landlord/agency. Some will not rent to people receiving housing benefit (might say 'no DSS or similar' in the advert).

Agencies I've rented with have always asked for references from previous landlords and have followed them up. They've also called my company to get confirmation of my salary to make sure I can afford the rent. I've assumed they do credit checks too. However, I've been renting in nice areas of nice cities where people are really careful, I'm sure it's easier in other areas.

This is dependant on the agency and on the landlord. There is no set standard in this field.

Some agents automatically credit check and if the landlord takes out a rent warranty scheme then you can pretty much say that you will be credit checked.

Personally i feel it wise to speak with the agant or landlord and ask them their procedure - it should not go against you as they need to look at each applicant individually and should not tar everyone with the same brush.

Usually they want a reference and a deposit if they are not sure of you they might want a guarantor. Hope you manage to find somewhere . Properties themselves can be blacklisted so it would be good for you if you find one that is not and build up your credit worthiness ,it will help you in the future then stay away from credit cards just get what you can afford at the time . If you rent with your local council then you should be o.k but most private landlords will do a credit check. I used to work in an estate agents who also did lettings and all of our clients had credit checks run on them. However it's down to the landlord then if they still decide to let you go ahead.

Real Estate Management companies do often run a credit check. It's better to have no credit than bad credit.

All sensible landlords do a credit check or get a letting agency to do this. Use your partner as name for renting, he has no bad credit.

Most do a credit check however, it is a numbers game. The more you try the closer you'll get to the one that goes easy on you. The more credit inquiries on the other hand will lower your credit score. Good luck, you'll get somewhere,,just be patient.
