Huge kitchen. Every time.
We bought, renovated and sold a house within 12 months.
Our kitchen was really poky. So when renovating we knocked down a wall where there had previously been one separating a larder and coal cellar from the kitchen (revealing a small window in the process), raised the lintel in the chimney breast (there was no longer a working fire there), ripped out all the cabinet and installed a new kitchen, complete with range cooker and family dining table (there was previously only a breakfast bar for a maximum of 2 people).
It's what sold the house within 9 days of it going on the market. Everyone who came to see the house loved the kitchen above everything else (though we had renovated the whole property).
People love to buy into the dream of a 'farmhouse' kitchen, and so many kitchens today are purely functional. Yet looking through house magazines, you will notice that most houses that get featured have brilliant, large kitchens.
So go with the large kitchen. It will increase your sale potential no end and put you way above other sellers in terms of interest.

I'm in the planning process for a loft conversion, I've been told adding rooms is the best investment, however if the Kitchen is going to be a great deal smaller as a result I'd forget the utility and have a large kitchen with appliances built in.

Definitely, the kitchen. I think you may have a typo, possibly you meant a utility or home office? Either way, kitchen and bath makeovers offer the highest return on your investment as far as re-sale value is concerned. If you have extra room, consider a butler's pantry if more storage is what you're concerned with.

A utility come office won't really work because you'll have all the laundry and the machines banging so you won't be able to work properly, however a really nice big kitchen with a partial divide to have your utility room in would look great and sell good too.

Storage space seems to help sell houses - has for a long while. I read recently that just by having a garden shed you can add a lot of value to your house. So I guess the answer would, taking that in mind, which of your options offers greater storage opportunity?
